When Leaving for Extended Time

When you are leaving for an extended time, the following steps need to be taken:
  1. Make sure your smoke detector is working.
  2. Turn off the breaker to the hot water heater.
  3. Turn off all water supply valves:  under kitchen sink, bathroom sinks, toilets and shower/tubs.  Some owners have additional valves at the hot water heater and cold-water entry.  Please turn those off.
  4. Remove all perishable food and garbage.
  5. To control critters, some people put out roach and ant traps.
  6. Some people put out water alarms near their hot water tank.
  7. Some owners turn off their electricity.  If you do, contact Lakeland Electric. They charge a reconnect fee.
  8. Some people keep their electricity on and set their AC at 80 to help control mold.  You can file for "vacation hold" and discontinue paying trash fees while you're gone. 
  9. Some owners use a product like Damp-Rid to control interior moisture.
  10. All porch furniture needs to be stored inside your unit.
  11. As extra measures to control insects and odors, keep water in the traps of your sinks, tub and toilets.  To help prevent evaporation, you can add a tablespoon or two of RV antifreeze, baby oil or unscented pharmaceutical grade mineral oil.  Do not use vegetable oil as it goes rancid.  Sink and tub stoppers work well.  Plastic wrap over the toilet is helpful also. 
  12. Be sure the Board of Directors has a current copy of your entrance key, or install a lock box.
